The bay side of US 41
The Weather Service's summary of Ian shows storm surge over nearly all of Collier south and west of US 41, and Bayshore Drive is on that side. In 2024, Helene pushed water into buildings along Bayshore again. Salt water goes after the bottom of a door first: the rubber seal flattens or tears and stops keeping out rain, sand and bugs, and a new bottom seal is a small job. If the water came higher, the opener and both safety sensors need a look as well. Fixing an opener runs about an hour, and putting in a new one, two to three hours.
Older doors, and the pressure they have to beat
In 34112, the ZIP around Bayshore and Kings Lake, about half the homes were built before 1990, according to Census figures. A door that old rarely has a Florida approval label on it. When it's time to replace it, Collier's PRSD permit asks for the new door's approval number and a pressure table, and the door's rated pressure has to exceed the design pressure of the opening it fills. We measure the opening, check the wind line for your street and put the price in writing. For a new door, installation is one day, scheduled after the door arrives and the county issues the permit.
Inspections completed is not closed
Lely Resort, Fiddler's Creek and the newer communities off Collier Boulevard are county too, and so is Isles of Capri, even though it sits on the road to Marco. Collier's Bulletin 14 has a line worth knowing when a house changes hands: a permit that shows inspections completed isn't closed yet, and only FINALED and a few other statuses count.
